Adding on to your house with a custom addition

September 11, 2018

Whether you’re expanding for a growing family, re-imagining your kitchen space , or envisioning a 1st-floor bathroom, it’s time to remodel the home you’ve always wanted with a custom home addition. Liberty Homes will help you determine the following aspects of adding on to your house but, here are a few things to think about when getting started.

Where to Start with an addition

Determine Main Addition Objectives

Start by identifying the key objectives or problems that need to be solved. Additions clearly provide more space, but consider improved traffic-flow, storage space, or a much-needed room or entertainment area. Consider your family’s daily routine and how you would like your house to be renovated for you.

Develop Your Tastes

Start a Pinterest board, watch remodeling shows, or collect looks you love from magazines. Look for home shows around Boston. Learn what your style is and what will make you fall in love.  Our interior designer will help you develop this process and can do much of this for you.

Binge Worthy Features

Decide on the elements that just can’t be compromised on. Fireplaces, kitchen islands or a full entertainment area. Just as important to this are items that can be economized on. Plan your budget accordingly and let us know what’s most and least important to you.

Ask Your Builder About Easy Upgrades

Not all add-on items cost a fortune. Laundry chutes, for example, are relatively affordable but require careful planning at an early stage. Private spaces—cozy nooks and crannies—often make use of otherwise unused space, such as landings, dormers, and jogs in hallways.

Now that you’ve had your chance to dream let’s head back to reality and examine the hard facts that play a role in your project. Here are the factors that you might have to work within.

Determine the Budget

Be realistic about what you can afford to spend and what you would be willing to do one loan. Your bank will want to know what assets you have to leverage, your credit ratings, and your debt to income ratio. Consider that custom additions often start at $100,000.

Examine the build site

Check around your property for trees, outbuildings or property lines that might contribute to site constraints. Also consider views you’d like, sun exposure and obstacles such as site utilities. This is something Liberty Homes researches extensively but be prepared to bring anything you’re aware of to our attention. We know the Boston area and required building codes.

Up? Or Out?

For many houses building out is the obvious choice but on tight sites, especially in historic Boston neighborhoods building up might be a better choice. Some extra space can even be added by raising the roof. One key aspect is how much yard space you require. Again, much of this might also depend on permits and property lines which Liberty Homes will help you with.

This master bathroom remodel in Sudbury came together beautifully, and we love how cohesive and welcoming the space feels, from the reeded double vanity to the spacious walk-in shower! We also renovated the kids’ bathroom, creating a space that’s bright, fun, and built to last. It features a custom white double vanity with plenty of storage, a white stone countertop with dual undermount sinks, and polished nickel faucets that are easy for kids to use. We used a soft green patterned wallpaper, round mirrors, and woven-shade sconces add warmth and personality, while adding wainscoting and light tile flooring keep the room practical and easy to maintain. Our client had one last request, a walk-in wardrobe / laundry area in the master bedroom, which has been a total game changer for everyday living. No need to haul the laundry up and down the stairs anymore! Interested in improving your space in 2026? C lick here today for a consultation!

This Cape-style kitchen was once dark, cramped, and dated, but the homeowners dreamed of something bright and welcoming. We opened up the layout, added larger windows, and let natural light flood the space. Crisp white cabinets now reflect that light beautifully and pair perfectly with the home’s warm wood tones. A small breakfast nook adds a cozy spot for morning coffee or casual meals, while playful pops of color bring personality and charm. The result is a light, cheerful kitchen that feels fresh, open, and perfectly in tune with the home’s mid-century character. Interested in transforming your space? When you love your neighborhood but need more space, the smartest move isn’t always packing up and leaving, sometimes it’s building up. That’s exactly what our Holliston clients decided to do with their growing family. Rather than searching for a new home, they chose to reimagine their existing space by converting their attic into a stunning third floor master suite, complete with a walk in wardrobe and master bath. On the main floor, we gave the existing powder room a fresh look with new cabinets and wallpaper. Just off the kitchen, we added a butler’s pantry featuring sleek black cabinetry and gold hardware. This renovation gave our clients the extra room they needed without leaving the neighborhood they love. With the third-floor addition and stylish updates downstairs, their home now feels complete! Thinking about making more room in your home without moving? Whether it’s an attic conversion, an addition, or a dream kitchen, we’d love to help bring your vision to life!
